During our first meeting, we will discuss our expectations of the process and working together, and I'll give you an overview of the current Ottawa market and a little on how your home is likely to fit within it. I'll also tour your home so I can learn about what makes it unique and start to develop our plan for getting to market.
I'll provide you with an action plan for what needs to be done to prepare your home for the market, and provide assistance and recommendations if there are things you need help with. Concurrently, I'll be developing the pricing and marketing strategies.
First impressions matter, and the most 'action' on your listing is within the first week. So we will maximize the impact of your home's first impression. Professional photography, videography, aerial photography, and marketing products will allow your home to shine its brightest and have maximum exposure to the market.
Throughout the time your home is listed, I will provide you regular and helpful communication on showings, feedback, changes to the market, and anything else that may require us to adjust how things are being presented.

My recommendation is to reach out as soon as possible. It will allow you to establish a starting point of what tasks need to be accomplished before you’ll be ready to list, what things to gather or keep that will make listing easier, and some details about the Ottawa market that may come into play on our future strategies for when to list your home. There are several factors that will contribute to the time to sell your home. The most obvious is the price, but knowing pace of the market will give you an idea of how long it will take to find a buyer for a appropriately priced home. It will come down to how your compares to other homes on the market, both in terms of condition, location, and price. The key will be to price properly, from the start, and present your home in its absolute best light, so that your home gets the attention it needs from day one on the market.
Disclosure is when a Seller provides information to prospective Buyers about the condition, or past history of their home. Sometimes homes have a history, and there are certain things that are mandatory to disclose when selling a home. We will discuss these when we prepare to sell. But for most homes where nothing major has happened, there are also the question of disclosing more minor issues (past or present). It’s smart to disclose the little things, and what has been done to fix little issues throughout your time of ownership. It shows that you’re being upfront and transparent about the home, and you’re not trying to hide things that might turn a buyer off. Plus, you don’t want Buyers finding things during their home inspection and then expecting you to lower the sale price.
I’ll be honest to you that most buyers and their Realtors don’t willingly give feedback, despite being sent multiple requests. As a part of my promise to you is that I will personally follow up with everyone who views your home, and get any/all feedback they have. Be prepared for both good and bad feedback, and know that if we see similar comments or concerns, that we will address what is going on to reduce that concern for future buyer prospects.
